PMAY Scheme: A Complete Overview
PMAY was initiated in 2015 with the aim of ensuring that every Indian resident own a personal dwelling.
PMAY-G, also known as Pradhan Mantri Awas Yojana Gramin, is a component of this programme. It was implemented on 1 April 2016 and officially inaugurated on 20 November 2016.

PM Awas Yojana Objective

PM Awas Gramin
Public housing in India was initiated after independence to provide homes for refugees. By 1960, over half a million families were provided housing across the entire country.
The emphasis on rural housing began with the implementation of the National Rural Employment Programme (NREP) in 1980 and the Rural Landless Employment Guarantee Programme (RLEGP) in 1983.
These programmes specifically targeted Scheduled Castes (SCs), Scheduled Tribes (STs), and those who had been liberated from bonded labour. IAY was established in 1985 and subsequently gained autonomy in 1996.
Its primary focus is on catering to Below Poverty Line (BPL) households. Although efforts were made to tackle the issue of inadequate housing in rural areas, the problem persisted due to the limited extent of the coverage provided.
The “Housing for All” objective to be achieved by 2022 resulted in the development of PMAY-Gramin in April 2016. The Prime Minister inaugurated it in November 2016 with the goal of addressing the housing needs in rural areas.
PMAY Urban
The PMAY-Urban initiative, inaugurated on June 25, 2015, has the objective of ensuring housing for every individual residing in urban areas by the year 2022.
The programme provides Central Assistance to states/UTs and CNAs to fulfil the need for around 1.12 crore dwellings.
The size of an EWS dwelling can be as large as 30 square metres, and states/union territories have the option to increase the size if desired.
Significantly, it requires that the female head of the household be the owner or co-owner, so giving authority to women from the economically weaker sections (EWS) and low-income groups (LIG).
PMAY Benefits
Benefits under this Awas Yojana are-
- Under the Pradhan Mantri Awas Yojana, you can obtain a loan with a duration of 20 years at a significantly reduced interest rate.
- The interest rate on the loan you obtain is merely 6.50%.
- Loans are provided to individuals who are part of specified categories such as Divyangjan or older citizens, with the advantage of significantly reduced interest rates.
- Residents of the plains who meet the criteria are provided financial aid of up to ₹ 120000.
- Conversely, those residing in the mountainous regions receive monetary aid of up to Rs 130000.
- Under this programme, if you build a toilet in your residence, you will receive additional financial aid of up to ₹ 12000.
- The funds received through the scheme are promptly deposited into your bank account.
PMAY Subsidy
Subsidy for Awas Yojana –
- PM Home Loan Interest Subsidy Scheme is designed to provide financial assistance to urban inhabitants living in rented/kutcha dwellings or slums.
- Home loans with reduced interest rates will be provided to low-income individuals.
- Provides an interest discount ranging from 3% to 6.5% on loans up to Rs 9 lakh.
- The subsidy money is directly deposited into the bank accounts of the beneficiaries.
- To provide benefits to 2.5 million applicants, with a total allocation of Rs. 60,000 crores spread over a period of 5 years.
- To improve living conditions by offering cost-effective housing options to individuals with lower incomes.
PMAY Eligibility
The eligibility criteria for Awas Yojana are –
- This initiative is only open to those who are permanent residents of India.
- The applicant must not already possess a permanent dwelling when applying for the scheme.
- Applicants must be at least 18 years old.
- The applicant’s annual income must fall within the range of 3,00,000 to 6 lakh.
